While contingencies benefit both the buyer and the seller, they benefit the buyer the most. Because they allow the buyer to get out of the contract with no repercussions. The buyer can also get their earnest money back. This can save a home buyer a lot of money, time, and stress. The contingencies are clauses in the sales contract which usually include matters that deal with appraisal, home inspection, and mortgage approval.

These clauses usually include a deadline or timeframe that defines when the conditions must be met. Some contingencies may vary from state to state. A listing changes from contingent to pending when an offer is accepted by the seller and all contingencies are addressed.

Active with contingency listings are still active listings on real estate sites, meaning other buyers can still make an offer. Once all of the contingencies have been removed and the active contingent stage is completed, the property will show a status of pending.

A home will have pending status until all legal work is completed. The short answer is that you can make an offer at any stage of the home buying process.

Owners whose home is in contingent status can accept a backup offer. Every MLS has its own definitions. For example, in Washington, a sale contingency is the only contingency that marks a home contingent. Homes with other contingencies show up as pending. In the meantime, any other buyer can come along and make an offer. The original buyer is still first in line, but a new buyer has the chance to bump them. In the NWMLS, the first party has five days to come up with the funds to close or the home goes to the second buyer.

If you fall in love with a contingent home, talk with your agent about whether or not it makes sense to offer. The answer to this question can also vary by location. Sellers may also accept your offer as a backup to put you into first place if the existing pending offer falls through.

When you see a home listed as contingent, you may see additional qualifiers. In Washington, sellers with contingent homes are typically open to reviewing new offers.

There is language in the contingency stating that a new buyer may bump the contingent buyer with five days for the first buyer to meet their conditions or waive their contingency before being bumped. Pending status is the step when a home is going through the closing process. The chances of a pending home going back to active status are slim. Pending status may also come with some informational qualifiers. A home is officially sold once closing is finished.

That said, I still focused a lot on my coursework, even though Stanford is pass fail throughout the preclinical years. My best advice to you is to use your coursework as a supplement to your studying for Step 1. Your pension won't increase if you defer while you or your partner get certain benefits, such as Pension Credit. You need 35 qualifying years of National Insurance contributions to get the full amount. Contracting out has ended under the new system. The extra pension will be paid as an increase in your weekly rate of State Pension.

This works out at about 5. You need 44 qualifying years of National Insurance contributions to get the full amount. The amount of State Pension you get depends on your National Insurance record. Your National Insurance record includes National Insurance contributions that you pay when you are working and contributions that are credited to you when you are unable to work.

Your record can also include voluntary contributions that you choose to pay to cover gaps when you are not working or getting credits. When you reach State Pension age, you can claim a State Pension if you've paid or been credited with enough National Insurance contributions during your working life. Each tax year 6 April to 5 April that you pay or are credited with National Insurance contributions counts as a qualifying year, provided you earn or are credited with earnings of at least a minimum amount.

This amount changes every year. There is a time limit for doing this. When people reach state pension age currently 66 , they will receive an income from the state, called the state pension. The state pension will not be able to provide all your retirement income, so most people also save into a pension with their employer. Workplace pensions take contributions from you, your employer and the government, and use them to provide you with money to live on when you retire.

Your contributions will take the form of a percentage taken from your salary each month, and your employer's will also be added as a percentage of your pay. The fact that your employer pays into your workplace pension is one good reason for having one — it is like extra pay.

These contributions will be invested, with the aim of increasing the amount you have to retire on. Personal pensions are particularly suitable if you're self-employed or not in work, and so don't have access to a workplace pension.

The Woody doll owned by Andy's father was a one-of-a-kind prototype that he was awarded by a cereal company, which he managed to hold on to along with Mr. Potato Head and Slinky in a box after most of his toys were destroyed to protect him after he contracted polio. Years later, after a healthy period in his life when he was able to marry and have children, Andy's father was stricken by Post-Polio Syndrome, and the family was forced to move back into his childhood home.

This is an explanation for why so many family pictures are up on the walls despite how young the kids are in the original movie—most of them are pictures of Andy's dad as a child, like this picture of him with glasses on. And here's the kicker—Andy only came into owning Woody when his father was on his deathbed. The trio of previously mentioned toys, still in hiding in the attic where his father placed them all those years ago, are passed on to Andy during his father's final moments, with the grieving child only discovering them after his dad's funeral.

When the toys stare back at him, they see a boy who looks just like the child who originally owned them all those years ago, and allegedly believe nothing has changed, carrying on with their lives as Andy's toys. As if Andy's dad being missing wasn't depressing enough before, this is up there with the saddest back story of any movie I can remember. It's made worse by the fact that so many people have taken pot shots at Andy's dad as a deadbeat over the years, only now to find out that he was killed by a terrible illness and in his final moments gave his son one of his oldest, most prized possessions.

It's a question that has intrigued audiences for decades, and while seeing a Disney-produced film feature a family with only one parent is far from unusual, the mystery of Andy's dad has easily become one of the most enduring topics amongst Pixar enthusiasts.

In a film series where toys come to life and go on grand adventures while their owners aren't looking, it says a lot that Andy's missing father is easily one of the most baffling aspects of the Toy Story franchise.
